The short version. ROOMZY is a platform that introduces residents to property owners and handles the money. The tenancy itself is between you and the owner. We verify what we reasonably can, we hold no cash of yours beyond the rent you pay through us, and we publish exactly what happens if you cancel or leave. This page is the long version, and it is what governs.
1. Who we are
ROOMZY is operated by ROOMZY (by robosol india), mm bose road , Subhash gram South 24 parganas West bengal, India Kol-700146, GSTIN 19PAJPS8380H1ZL (“ROOMZY”, “we”, “us”). You can reach us at support@roomzy.in or 9339859087.
These terms apply to everyone who uses roomzy.in, owner.roomzy.in or any ROOMZY service. By creating an account, listing a property, or making a payment, you agree to them. If you do not agree, do not use ROOMZY.
2. What ROOMZY is, and is not
ROOMZY is a technology platform. We introduce people looking for accommodation (“Residents”) to people offering it (“Owners”), and we collect and settle rent between them.
ROOMZY is not:
- Your landlord. We do not own, lease, manage or control any property listed on ROOMZY. The tenancy or licence to occupy is agreed directly between the Resident and the Owner.
- A party to your tenancy. Any rental agreement, house rules or verbal understanding is between you and the other party. We are not a guarantor of either side's promises.
- A real-estate broker or agent. We do not act on behalf of either party in negotiating terms.
What we do accept responsibility for is our own service: running the platform, verifying what we say we verify, handling your money correctly, and protecting your data as described in our Privacy Policy.
3. Eligibility and your account
- You must be at least 18 years old and able to enter a contract under Indian law.
- You must give accurate information, and keep it up to date.
- One person, one account. Do not share your login or let anybody else use it.
- You are responsible for everything done through your account. Tell us immediately if you think somebody else has access.
We may refuse, suspend or close an account where information is false, where documents cannot be verified, or where these terms are breached.
4. Identity verification
Residents complete KYC by uploading identity documents such as an Aadhaar card, voter ID, student ID or employment proof. Owners complete a separate verification before any property of theirs can be listed.
We review these manually. Verification means a human at ROOMZY looked at the document and found it consistent. It is not a background check, a police verification, or a guarantee of anybody's character or intentions. Both Residents and Owners should still exercise ordinary caution when meeting a stranger or handing over money offline.
5. Listings and verification
Owners supply the photographs, descriptions, rules, amenities and prices for their properties. A property is reviewed by ROOMZY before it becomes visible to Residents, and it can be rejected or suspended at any time.
Our review checks that a listing is plausible, complete and not obviously misleading. We do not inspect every property in person. Photographs may not reflect current condition. Always view a room, or ask for a live video walkthrough, before you pay.
Owners warrant that they are legally entitled to let the property, that the details are accurate, and that they will honour the price shown at the time of booking.
6. Booking a room
- A Resident sends a room request.
- The Owner accepts or declines it. Acceptance creates a rental record and holds the room.
- The Resident pays the first rent through ROOMZY.
- The Resident receives a 6-digit check-in code.
- On arrival, the Owner enters that code, which completes check-in.
A room request is not a booking until the Owner accepts it. Acceptance is not occupancy until check-in is completed.
7. Payments and our fee
Rent is paid through Cashfree Payments, a licensed Indian payment gateway. Card, UPI and bank details are entered on Cashfree's own secure page. ROOMZY never sees or stores them. We record only the transaction reference, the amount, the method type and the status.
ROOMZY charges Owners a platform commission of 5% of each rent payment. It is deducted before the Owner's payout; the Resident pays only the rent shown. A tax invoice is available to the Resident for every successful payment.
Rent for later months is due on the day shown in the rental record. Late or missed rent is a matter between the Resident and the Owner, though we may suspend an account with persistent non-payment.
Never pay outside ROOMZY. If an Owner asks for cash, a direct UPI transfer or a deposit “to hold the room”, we cannot see that payment, cannot evidence it, and cannot refund it. Report the request to us instead.
8. Check-in
After a successful payment the Resident can generate a 6-digit check-in code in their ROOMZY account. The Owner enters it on their own portal when the Resident arrives.
The code exists so that check-in requires both people to be present. Give it only to the Owner, in person. Anybody holding that code can mark the Resident as checked in, which affects refund rights and releases identity documents to the Owner.
9. Cancellation and refunds
Before check-in
A Resident may cancel at any time before check-in and receive 80% of what they have paid through ROOMZY. The remaining 20% is retained as a cancellation charge covering payment-gateway costs and the period the room was held off the market.
After check-in
Once checked in, the cancellation route no longer applies and rent already paid is not refundable. To leave, give notice as described below.
How a refund is paid
- Cancelling raises a refund request automatically.
- ROOMZY reviews it and, once approved, returns the money through Cashfree to the original payment method.
- Refunds typically reach your account within 5 to 7 working days of approval, depending on your bank.
- You can follow the status at any time on your Check-in page.
Where an Owner cancels, misrepresents a property, or the room is not habitable on arrival, ROOMZY may refund the Resident in full and recover the amount from the Owner's payouts.
10. Leaving, notice and deposits
A Resident who has checked in must give at least 30 days' notice before moving out. Notice is given through ROOMZY, and the Owner confirms the move-out date. The Owner may agree a later date, but cannot require an earlier one.
After the Resident moves out:
- The security deposit is returned, less any deduction ROOMZY approves.
- An Owner claiming a deduction must state a reason. It cannot exceed the deposit.
- ROOMZY settles the final figure, not the Owner. The Resident sees the claim and the reason, and may dispute it with us.
- Rent already used is not refunded.
Deposits are held against genuine damage or unpaid dues, not against a Resident's decision to leave.
11. Your responsibilities
Residents agree to:
- Use the accommodation as a residence, and follow the house rules shown on the listing.
- Not sublet, run a business from, or bring unauthorised occupants into the room.
- Pay rent on time and leave the room in reasonable condition.
Owners agree to:
- List only property they are entitled to let, at the price and condition shown.
- Provide the amenities advertised, and keep the property safe and habitable.
- Respect Residents' privacy and their lawful right to occupy.
- Use Resident documents only for tenancy and police-verification purposes.
Nobody may:
- Post false, misleading or discriminatory content.
- Take payments off-platform to avoid our fee.
- Harass, threaten or defraud another user.
- Scrape, probe, overload, or attempt to break the security of ROOMZY.
- Impersonate anybody, or upload a document that is not theirs.
12. Documents shared with owners
Once a Resident has checked in, the Owner of that property can view and download the identity documents ROOMZY has verified for that Resident. This exists so an Owner can meet police-verification and record-keeping obligations.
- Access begins only at check-in — never on a request, an acceptance, or a payment alone.
- Only ROOMZY-approved documents are released.
- Every view and download is logged with the Owner's identity, the document and the timestamp.
- Owners must not copy, publish, forward or retain these documents for any purpose beyond the tenancy, and must delete them when they are no longer needed.
Misuse of a Resident's identity document is a serious breach of these terms and may be a criminal offence. Report it to us at support@roomzy.in.
13. Suspension and closure
We may suspend or close an account, remove a listing, or cancel a booking where we reasonably believe these terms have been broken, where a document is false, where a payment is fraudulent, or where somebody's safety is at risk. Where it is fair and lawful to do so, we will tell you why.
You may close your account at any time. Closure does not cancel rent already owed, an active tenancy, or a refund already in progress.
14. Liability
ROOMZY provides the platform “as is”. We do not promise uninterrupted availability, and we are not liable for the condition, safety, legality or suitability of any property, nor for the conduct of any Resident or Owner.
Nothing in these terms limits liability that cannot be limited under Indian law, including for fraud, or for death or personal injury caused by our negligence. Subject to that, our total liability to you for any claim arising out of your use of ROOMZY is limited to the total platform fees we earned on your transactions in the three months before the claim arose.
You agree to indemnify ROOMZY against claims arising from your breach of these terms, your content, or your conduct towards another user.
15. Disputes and governing law
Talk to us first. Most disputes — a deposit deduction, a refund, a property that was not as described — are resolved fastest by contacting our support team, and we ask you to do that before taking any other step.
These terms are governed by the laws of India. Subject to the grievance process below, the courts at Kolkata, West Bengal have exclusive jurisdiction.
Nothing here removes your rights under the Consumer Protection Act, 2019, including your right to approach a consumer forum.
16. Grievance Officer
In accordance with the Information Technology Act, 2000 and the rules made under it, complaints about content, conduct or the handling of your information may be sent to our Grievance Officer:

17. Changes to these terms
We may update these terms as ROOMZY changes. The effective date at the top of this page always shows the current version. Where a change materially affects your rights — the refund percentage, the notice period or our fee — we will notify you in the app or by email before it takes effect. Continuing to use ROOMZY after that means you accept the change.
